Ground Floor:
From the front entrance into a small hallway.
Leads into:
A comfortable lounge, fully carpeted, with television, video, DVD. Hi-Fi. Selection of books, DVD's, videos, games.
Dining area, fully carpeted with large pine dining table and French dresser. Ample seating. Fitted kitchen equipped to a very high standard, includes: Electric cooker, Microwave, washing machine, tumble dryer, fridge freezer. Generous supply of crockery, utensils etc.
Utility room with additional toilet and shower room.
The utility room leads into a large lawned rear garden, decking, garden furniture, BBQ.
First floor: Fully carpeted
Main bedroom: Four poster bed, wardrobe, bedroom furniture
2nd bedroom: Twin with wardrobe and furniture
Family bathroom: Large bath, shower attachment, toilet.
Guests are requested not to smoke in the house. There are no facilities for pets
TERMS AND CONDITIONS
DEPOSITS
If a booking is made 6 weeks before the tenancy is due to commence then one third of the rent must be paid. If the booking is made after this time period then the full deposit is due.
FINAL PAYMENT
Once the booking is made and accepted the balance is due 6 weeks before the start of the tenancy – NON PAYMENT will result in cancellation of the tenancy agreement.
CHANGING A BOOKING
Once a booking has been made it may be changed to another week, providing the cottage is available in the date required there must be at least 6 weeks notice.
CANCELLATIONS
All cancellations must be notified in writing within 7 days of the event causing the cancellation. Deposits will be returned in the event of death, serious injury or illness or jury service.
METHOD OF PAYMENT
Payments must be made by cheque or postal order made payable to MRS R SYMONDS post dated cheques are not acceptable.
OVERSEAS BOOKINGS
Overseas applicants may pay by sterling cheque drawn on a UK bank.
ELIGIBILITY
Bookings will not be accepted from anyone under the age of 18.
THE TENNANCY
The tenancy confers upon the Tenants the right to occupy for a holiday within the meaning of schedule 1, paragraph 9 of the housing act 1988.
TENNANTS OBLIGATION
The tenants agree;
- To pay for any losses or damages to the property, caused by the tenant or a member of the party (reasonable wear and tear excluded)
- To take care of the property and leave it in a clean and tidy condition at the end of the tenancy
- To permit the owners to reasonable access to the property.
- Not to exceed the number of people in the party on the booking form.
- Not to cause a nuisance or annoyance to occupying neighbors.
NON-AVAILABILITY OF THE PROPERTY
If for any reason beyond the owners control the cottage is not available on the dates booked due to fire damage for example or is unsuitable for letting, all rent charges made will be refunded – the applicants will have no further claim against the owners.
PETS
Pets are not permitted in the cottage at any time
SMOKING
Smoking is not allowed in the cottage
LINEN
Linen is changed between tenancies.
BREACH OF CONTRACT
If there is a breach of contract the owners reserve the right to re-enter the property and terminate the tenancy without prejudice.
BOOKING FORM
The person completing the booking form must be over 18, be a member of the party intending to occupy the property and agrees to take responsibility for the people sharing the tenancy
